What is the maximum length I can rent a Villa for?
The maximum length of a villa rental in Marbella depends on the individual property, the owner’s availability and the type of rental agreement. There is no single maximum rental period that applies to every villa.
At Swish Marbella, some properties are available for several months, while other villas may be available for a full year or potentially longer. Many luxury villas are also used for short-term holiday rentals during Marbella’s high season. As a result, some owners prefer long or medium-term stays between September and spring while keeping the summer months available.
Residential rental agreements for tenants using a villa as their permanent residence may be subject to different provisions of Spain’s Urban Leasing Act. Under the general residential regime, the duration is agreed between the parties, with statutory extension rights potentially applying depending on the circumstances.
Can foreigners rent a property long-term in Marbella?
Yes. Foreign nationals can rent properties in Marbella, and a significant part of Marbella’s long-term rental market caters to international residents.
The documentation required depends on the property and owner. However, long-term rental applicants are generally asked to provide identification, proof of income or financial solvency, and other supporting information before a rental is approved.
It is important to distinguish between the right to rent a property and the immigration status required to remain in Spain for the entire rental period. Signing a 12-month rental agreement, for example, does not automatically give a non-EU citizen the right to remain in Spain for 12 months.
Who takes care of cleaning a long stay Villa?
Cleaning arrangements for a long-stay villa depend on the individual property and the terms agreed for the rental.
Some Swish Marbella properties can include regular housekeeping services, while other properties require cleaning to be arranged separately and paid for by the tenant.
For luxury villas, Swish Marbella can also help organise ongoing housekeeping according to the guest’s requirements, whether that means weekly cleaning or a more comprehensive service.
Before confirming a long stay, we clearly establish which cleaning and housekeeping services are included in the rental price and which services are available at an additional cost. This helps ensure there are no surprises during the stay.
Can I bring my pets with me to Marbella?
Many Swish Marbella villas can accommodate pets, but pet policies are specific to each property and always subject to the owner’s approval.
If you are travelling with a pet, please let us know in advance. We will need details about the type, breed, size and number of pets travelling with you. This allows us to recommend suitable properties and obtain the owner’s approval before confirming your stay.
Depending on the villa, an additional pet deposit, cleaning fee or specific conditions may apply.
Are long-term villa rentals available all year-round in Marbella?
Yes, UK and US citizens can stay long-term in Marbella, but they must meet the appropriate Spanish immigration requirements.
For standard short visits, both UK and US citizens are generally subject to the Schengen 90/180-day rule. This means they may stay for up to 90 days within any rolling 180-day period without a long-stay visa.
UK and US citizens who intend to live in Marbella for longer than 90 days will generally need the appropriate Spanish visa or residence authorisation for their circumstances. Spain provides different immigration routes depending on the purpose of residence, and third-country nationals staying for more than 90 days generally require a national visa or relevant residence status.
A rental agreement and immigration status are separate matters. For this reason, we always recommend confirming your visa or residency requirements before committing to an extended stay in Marbella.
How long can I stay in Spain for?
The length of time you can stay in Spain depends primarily on your nationality and immigration status.
Citizens of the EU, EEA and Switzerland have different residence rights and are not subject to the same 90/180-day visitor restriction. However, registration requirements can apply when establishing residence in Spain.
For many non-EU citizens, including UK and US passport holders, visa-free stays are generally limited to 90 days within any rolling 180-day period across the entire Schengen Area. The 90-day allowance applies across the Schengen Area and is not limited to time spent exclusively in Spain.
People who want to stay in Marbella for longer than the permitted visa-free period will normally need an appropriate Spanish visa or residence authorisation. The most suitable option will depend on factors including nationality, employment situation and the reason for staying in Spain.
